Major development set to transform Cagayan de Oro’s uptown into a ‘new metropolitan hub’

By William Agda

In a pioneering partnership, Cebu Landmasters, Inc. (CLI) and Xavier University (Ateneo de Cagayan) are transforming a 61-hectare expanse of land into one of the most ambitious developments in the region. This project, featuring the Manresa Township alongside an expansive forest reserve, is expected to redefine Cagayan de Oro’s future, positioning it as a new metropolitan hub in Northern Mindanao.

This joint venture represents a significant milestone for both CLI and Xavier University, highlighting their commitment to sustainable growth and development through the integration of green spaces within the township. The entire development encompasses 61 hectares and includes a balanced mix of residential, commercial, academic, and environmental zones.

The Manresa Township, which covers 16.3 hectares, will serve as the centerpiece of the project. Designed as a residential and commercial hub, it aims to offer modern living and lifestyle options in the city’s uptown area. This section of the development will feature mid-rise residential buildings, retail spaces, and entertainment areas, catering to both local residents and potential investors looking to make Cagayan de Oro their home.

Adjacent to the township, Xavier University plans to create the “Campus of the Future” on a 21-hectare plot. This state-of-the-art campus is designed to meet the educational needs of future generations, emphasizing sustainability, modern facilities, and a vibrant learning environment. The university’s expansion is set to reinforce its role as a cornerstone of education in the region.

Notably, the development includes a 25-hectare forest reserve. This protected green space will serve as an ecological haven within the urban landscape, ensuring that the township remains in harmony with nature. The forest reserve will support diverse flora and fauna while providing residents with parks, walking trails, and natural retreats to escape the hustle and bustle of city life.

Cagayan de Oro is experiencing rapid economic growth, quickly emerging as one of the most attractive investment destinations in the Philippines. The city’s strategic location, combined with its expanding infrastructure, positions it as a key player in Mindanao’s economic development. Historically, Cagayan de Oro has been a center for commerce, education, and trade, thanks to its vibrant port and dynamic business community.

The Manresa Township development exemplifies the city’s progressive approach to urbanization. In recent years, Cagayan de Oro has seen an influx of investments, particularly in the real estate, retail, and education sectors. This growth reflects a broader trend across Mindanao, where cities like Davao, Butuan, and General Santos are experiencing a surge in development aimed at modernizing and improving infrastructure.

Moreover, Cagayan de Oro’s proximity to major economic zones, such as the Philippine Economic Zone Authority (PEZA) and various business hubs, enhances its attractiveness. The city also acts as a gateway for trade and logistics, characterized by its established port facilities and excellent access to key markets in Asia.
